Personalised Auckland area reports

Auckland Living Intelligence turns official New Zealand government data into clear, evidence-based analysis. Answer a short questionnaire (3–5 minutes) about your purpose, priorities and the areas you want covered; we apply your answers to our Master Data system — official statistics already analysed area by area — and deliver a personalised PDF report. If you are planning a move to Auckland, the first practical decision is which part of the city to base yourself in — it shapes your commute, your children's schooling and your weekly budget before you have signed anything. This report is built for that decision, and can be completed from anywhere in the world. Your priorities set the weights: your questionnaire answers determine how each factor is weighted in your report, so two households comparing the same five zones can reach different, equally valid shortlists — and the weighting is shown openly in every report. We never recommend the "best" suburb: we present objective data and comparisons, and you make the decision.

Research Beta NZ$39.99 incl. GST Order Your Personalised Report What "Research Beta" means. The data, sources and calculation methods are the ones documented on the Methodology page — they are not experimental. "Beta" refers to the report format: the layout, section order and how findings are presented are still being refined, so reports produced in this period may differ in presentation from later ones. Published by Alpha Projects Limited, GST registered in New Zealand.

What's inside the report

Illustrative preview — the report adapts to your questionnaire. Charts and ratings appear inside the report only; this site shows source data.

Every report includes:

  • Your questionnaire summary — what you told us, played back so the analysis is transparent.
  • Analysis of the areas you choose — if you are still comparing, the report covers all five zones: North, West, Central, East and South. If you have narrowed to 1–3 local board areas, the report covers those areas in depth or side by side instead.
  • Government data based on your priorities — the exact dataset, geographic unit and period behind every figure.
  • Simple charts and ratings — calculated in our master workbook using the weights set by your own questionnaire priorities, with the exact weighting disclosed inside your report. Ratings appear in the report only, never on this website (see the Methodology page).
  • Deep dive (up to 2 topics) — detail researched specifically for the areas you selected. Choosing "Education", for example, lists the schools in that area with type, EQI and roll, plus the area's attendance and NCEA reference data for its EQI group. Choosing "Parks & sport" lists park names, area and count, playground count and the main sports grounds.
  • Key observations — evidence-based patterns, presented as trade-offs, never as a "best area" verdict.
  • Official data sources — with update dates for everything cited.

Additional sections (such as rental prices or transport analysis) are included only when they are relevant to your selected purpose and interests. The report stays concise and only includes useful information.

Area statistics are drawn from our regularly updated master workbook. The deep dive topics you select are researched separately for that area (for example school leaver NCEA attainment, and student numbers and make-up), compiled from published official sources and cited the same way. Where no official area-level data exists, the report says so plainly rather than filling the gap with an estimate.

"We provide objective government data and analysis. You make the decision."

Step 1 of 8Purpose
What is the main reason you need this report?

Choose one.

Whichever purpose you choose, the report compares areas using official data — including rent levels from MBIE bond records. It does not include property prices, rental yields or price forecasts, and it never recommends a specific property.

Which best describes your household?

Choose one.

How do you mainly get around?

Choose one.

What matters most to you?

Choose as many as you like — the report is built around these. Select at least 1.

Every item below has data at both five-zone and local board level in our datasets. Where an item is suppressed or not applicable for the areas you select, the report says so directly rather than filling the gap with an estimate.

Safety

Education

EQI measures socioeconomic barriers — a lower number means fewer barriers. It is a neutral indicator, not a school quality ranking. Selecting the socioeconomic profile also brings in national NCEA and University Entrance attainment rates for that EQI group as a reference point.

Community make-up

Ethnic make-up is descriptive. The report shows the distribution only — it is not rated better or worse and does not affect the scoring. The census allows multiple responses, so the groups add to more than 100%.

Economy & work

Housing

Rents come from new bond lodgements and are shown for 1 through 5+ bedrooms. This report does not include area-level comparison data for house prices or council capital values (CV).

Getting around & everyday life

Supermarket data is compiled from open map data rather than official statistics. It is shown as counts and a list only and does not affect the scoring. This report does not include area-level comparison data for shopping centres, libraries or medical facilities.

Which areas do you want covered?

Choose one.

At the five-zone level, victimisations are shown as a rate per 1,000 residents. If you select specific areas, the report can also include the categorised counts for the police station area covering them — station areas have no official boundaries and their resident population is not known, so counts are shown without converting them to a rate.

What would you most like to explore in depth?

Choose up to 2 — optional. We prepare these topics specifically for the areas you selected.

Area data comes from official statistics, with the source and period cited for each item. School-level topics come from the Ministry of Education's published per-school statistics: NCEA figures describe the share of school leavers attaining each level, not a pass rate for enrolled students, and they exclude international fee-paying students and adult students aged 19 and over. Private schools do not take part in the EQI system, so they have no EQI value and no matching reference data. Police victimisations are recorded by station area, which has no official boundary and no known resident population, so counts are shown without converting them to a rate. Where an item genuinely has no official data, the report says so directly.

Anything else that may help personalise your report?

Optional. This information may be used to customise the report where relevant.

Frequently asked questions

Does the report tell me the best Auckland suburb?

No — deliberately. Auckland Living Intelligence never recommends a "best" area and never claims one location is objectively superior. The report presents objective government data, comparisons and evidence-based observations so you can make your own decision.

Is this an instant, AI-generated report or an online shop?

No. This is not an online shopping page and not an instant AI report. Each report is prepared from our existing Master Data in response to your questionnaire, and delivered by email within approximately 3 business days after payment confirmation.

What does "Research Beta" mean for my report?

It refers to the report format, not the data. Every figure comes from the official sources and calculation methods documented on the Methodology page. What is still being refined is presentation — layout, section order and how findings are worded — so reports produced during this period may differ in presentation from later ones. The price is NZ$39.99 including GST; the report is published by Alpha Projects Limited, which is GST registered in New Zealand.

What data is the report based on?

Official New Zealand government sources: Stats NZ (2023 Census and population estimates), MBIE Tenancy Services rental bond data, NZ Police victimisation data, the Ministry of Education school directory, Auckland Transport and Auckland Council open data. Every figure carries its source and period, and each report states its data update dates. Aggregation methods are published on the Methodology page.

Is this financial or real estate advice?

No — see the disclaimer below. Reports describe area-level data patterns and present trade-offs so you can decide; they never predict prices or recommend a specific property.
