How the service works
This is not an online shop and not an instant AI report — each report is prepared individually from our existing Master Data.
What's inside the report
Illustrative preview — the report adapts to your questionnaire. Charts and ratings appear inside the report only; this site shows source data.
- Your Questionnaire Summary p.1
- Area Comparison or Single-Area Deep Dive p.2
- Your Selected Priorities — Data p.3
- Charts & Ratings p.4–5
- Deep Dive — Area Detail p.6
- Key Observations p.7
- Official Data Sources p.8
Every report includes:
- Your questionnaire summary — what you told us, played back so the analysis is transparent.
- Analysis of the areas you choose — if you are still comparing, the report covers all five zones: North, West, Central, East and South. If you have narrowed to 1–3 local board areas, the report covers those areas in depth or side by side instead.
- Government data based on your priorities — the exact dataset, geographic unit and period behind every figure.
- Simple charts and ratings — calculated in our master workbook using the weights set by your own questionnaire priorities, with the exact weighting disclosed inside your report. Ratings appear in the report only, never on this website (see the Methodology page).
- Deep dive (up to 2 topics) — detail researched specifically for the areas you selected. Choosing "Education", for example, lists the schools in that area with type, EQI and roll, plus the area's attendance and NCEA reference data for its EQI group. Choosing "Parks & sport" lists park names, area and count, playground count and the main sports grounds.
- Key observations — evidence-based patterns, presented as trade-offs, never as a "best area" verdict.
- Official data sources — with update dates for everything cited.
Additional sections (such as rental prices or transport analysis) are included only when they are relevant to your selected purpose and interests. The report stays concise and only includes useful information.
Area statistics are drawn from our regularly updated master workbook. The deep dive topics you select are researched separately for that area (for example school leaver NCEA attainment, and student numbers and make-up), compiled from published official sources and cited the same way. Where no official area-level data exists, the report says so plainly rather than filling the gap with an estimate.
"We provide objective government data and analysis. You make the decision."

Frequently asked questions
Does the report tell me the best Auckland suburb?
No — deliberately. Auckland Living Intelligence never recommends a "best" area and never claims one location is objectively superior. The report presents objective government data, comparisons and evidence-based observations so you can make your own decision.
Is this an instant, AI-generated report or an online shop?
No. This is not an online shopping page and not an instant AI report. Each report is prepared from our existing Master Data in response to your questionnaire, and delivered by email within approximately 3 business days after payment confirmation.
What does "Research Beta" mean for my report?
It refers to the report format, not the data. Every figure comes from the official sources and calculation methods documented on the Methodology page. What is still being refined is presentation — layout, section order and how findings are worded — so reports produced during this period may differ in presentation from later ones. The price is NZ$39.99 including GST; the report is published by Alpha Projects Limited, which is GST registered in New Zealand.
What data is the report based on?
Official New Zealand government sources: Stats NZ (2023 Census and population estimates), MBIE Tenancy Services rental bond data, NZ Police victimisation data, the Ministry of Education school directory, Auckland Transport and Auckland Council open data. Every figure carries its source and period, and each report states its data update dates. Aggregation methods are published on the Methodology page.
Is this financial or real estate advice?
No — see the disclaimer below. Reports describe area-level data patterns and present trade-offs so you can decide; they never predict prices or recommend a specific property.
